Arns 1 takes the familiar silhouette of traditional rural homes and scales it up — larger, lighter, and built for modern family life. With its steep roof pitch, symmetrical gables, and clean, rendered finish, the form feels timeless. But the proportions are more generous, giving the house a sense of presence without overwhelming the landscape. Inside, a first-floor gallery adds volume and light to the heart of the home, complementing the open-plan layout and expansive glazing. Arns blends the warmth of vernacular Scottish design with the space and functionality today’s living demands.

The Arns house type takes inspiration from traditional Scottish rural forms but reinterprets them with crisp, contemporary detailing. Its distinctive proportions have been scaled up to create a more generous internal volume, particularly suited to open-plan living. Full-height glazing along one elevation opens up the main living spaces to the landscape, while rooflights ensure excellent natural light throughout the day.
Internally, the open-plan ground floor is anchored by a dramatic double-height living room. The first floor contains two en-suite bedrooms, offering privacy and comfort above the main living space. The clean white render and pared-back aesthetic make Arns equally at home in rural woodland settings or open hillside plots.
