Baligrundle Croft House, Isle of Lismore

JML SIPs were appointed to design, supply and erect a high-performance SIPs kit for a new croft house on the exposed Isle of Lismore on Scotland’s west coast. The client was returning home to take over the running of the family croft and required a modern, thermally efficient replacement for the original dwelling.

The Architect’s design created a contemporary home that responds sensitively to the island landscape while maximising expansive views across the surrounding countryside. The layout comprises three distinct sections – a bedroom wing, a kitchen/living/dining space and a snug, arranged to capture natural light and panoramic views.

High levels of thermal performance and energy efficiency were central to the brief. SIPs provided an airtight, highly insulated structure capable of supporting large areas of glazing while maintaining excellent building performance.

Challenges

The exposed island location presented logistical and environmental challenges, including strong coastal winds and restricted access. The house was therefore designed to sit on steel piers with a raised floor system, allowing the structure to sit lightly on the hillside while minimising disruption to the landscape. Careful detailing was also required to integrate structural steel within the SIPs panels to support large areas of glazing while maintaining the thermal integrity of the building envelope.

JML SIPs designed, engineered, supplied and erected the complete SIPs superstructure for the project, including the supply and installation of high-performance triple-glazed aluclad windows.

The precision-manufactured SIPs kit enabled a rapid and accurate build on site while delivering excellent airtightness and insulation performance. The completed home achieved an impressive SAP rating of 98A and was recognised nationally when it won Best SIPs Home at the Build It Awards 2025 at a ceremony in London.
